These Terms of Service are published by {{CLIENT_NAME}}, registered at {{CLIENT_ADDRESS}} (referred to as "Kvadrati", "we", "the platform"), which operates the Kvadrati website and Android app — a real-estate listings platform in Slovenia.
By registering or using the service in any way, you accept these terms. If you do not agree, please do not use the service. These terms are read together with our Privacy Policy (), which governs the processing of your personal data.
These terms apply to all types of service users: private users (both searching for and listing properties), real estate agencies, and visitors who use the service without registering (e.g. browsing listings).
Kvadrati is a listings platform — it lets users publish and search property sale and rental listings and communicate with interested parties. Kvadrati is not a real estate broker within the meaning of the Slovenian Real Estate Brokerage Act, and it does not process payment transactions between users in this version of the service (MVP).
Responsibility for the accuracy, legality, and adequacy of listing content rests solely with the user who published it (property owner or agency) — see sections 4 and 7 below. Kvadrati does not participate in negotiating, concluding, or performing deals between users.
The service distinguishes between two account types:

Publishing limits (against abuse and mass/automated posting):
Kvadrati reserves the right to temporarily or permanently tighten these limits for a given account if abuse is detected.
The listing owner (user or agency) is solely responsible for the accuracy and legality of the information in a listing — address, price, description, photos, and the property's status.
Energy certificate. For sale and long-term rental listings, you must provide the energy class and energy consumption (kWh/m²a) before publishing, or select one of the legally recognized exemptions (usable area under 50 m², building unfit for use, protected heritage, religious building, temporary structure, short-term rental, other). Publishing such a listing without an energy certificate or a valid exemption is not permitted by law and may be subject to a fine from the market inspectorate — responsibility for the accuracy of the stated energy data rests solely with the listing owner; Kvadrati only technically enforces that this field is filled in.
Energy certificates are not required for short-term rental listings.
It is prohibited to publish:
Kvadrati reserves the right to hide or remove, at any time, a listing that violates these terms (see section 6).
The following categories of content or conduct are prohibited on the platform:

Chat abuse is also prohibited — including sharing contact information (phone numbers, links) in the first message of a new conversation, which the system automatically blocks as an anti-fraud safety measure.
Consequences of violations, depending on severity and recurrence: a warning, hiding or removal of a listing, a temporary account restriction (suspension), or a permanent account ban. The process and user notification are described in section 6.
Any user can report a listing or message using the report button, stating a reason (see the taxonomy in section 5). Reports are anonymous to the owner of the reported content; the reporting user receives confirmation that their report has been received for review.
In addition to user reports, Kvadrati also runs automated risk-scoring on newly published listings (see Privacy Policy, section 3) — this score routes higher-risk listings into a queue for manual moderator review before they go live publicly.
Notice-and-action procedure. When a moderator decides to hide or remove a listing, or to issue a warning, suspension, or ban on an account, the affected user receives a statement of reasons, which includes:
A record of every such decision (reason, actor, date) is retained permanently in our audit
trail (moderation_events) in line with the requirements of the EU Digital Services Act (DSA).
Appeal. If you believe a decision was incorrect, you may file an appeal within 15 days of receiving the notice by contacting {{CLIENT_EMAIL}} (single point of contact, see section 11). Your appeal will be reviewed by a different moderator than the one who made the original decision.
Kvadrati may temporarily restrict (suspend) or permanently terminate (ban) your account if you violate these terms — the process and notification are described in section 6.
You may delete your own account at any time in Settings ("Delete account"). The consequences of deletion are described in the Privacy Policy, sections 5 and 8 — this action cannot be undone.
Photos, descriptions, and other content you upload (listings, messages) remain your property; you grant Kvadrati a non-exclusive, royalty-free licence to display them within the service (search, listing detail, sharing a listing link) for as long as the listing is published or until it is deleted.
The "Kvadrati" trademark, logo, and the rest of the platform's content (excluding user-uploaded content) are the property of {{CLIENT_NAME}} or its licensors.
These terms and your use of the service are governed by Slovenian law. Any disputes that cannot be resolved amicably fall under the jurisdiction of the competent court in Slovenia.
Consumers may also use the European Commission's Online Dispute Resolution (ODR) platform for out-of-court dispute resolution: ec.europa.eu/consumers/odr.
For notices under the Digital Services Act (DSA), moderation complaints, and appeals, our single point of contact is: {{CLIENT_EMAIL}}. The same address is also published in the Imprint (Imprint).
We may update these terms from time to time — e.g. due to changes in law or new service features. We'll notify you of material changes through the service (an in-app notice or email) at least 15 days before they take effect, and update the date at the top of this document. Continued use of the service after changes take effect constitutes acceptance of the updated terms.
